Statement of Rental Requirements

The owner, management agents, & apartment community do not discriminate against persons because of race, color, religion, handicap, familial status or national origin.
All apartments are available on a first-come, first-serve basis. Our policies prohibit staff from showing an apartment that is not market ready.
Applicants must have a valid state or government issued identification card or drivers license and social security card to allow the company to perform verification on credit, rental history & criminal misconduct. A valid ID is required from anyone requesting to view an available apartment unit.
An application is required for each prospective resident 18 years of age or older. The initial application fee is $50 and additional applicants are $20.
Total gross monthly income must exceed 3 times the monthly rental rate for the specific apartment unit desired. Individuals whose sole income is derived from SSI or SSD must be verified by a source deemed reliable (i.e. check stubs, current bank statement, income tax return, etc.)
Must be currently employed and/or provide acceptable source(s) of verifiable income that meets the property requirements. If moving from another city, or have changed employers within the past 6 months, both previous and current employment must be verified.
Persons currently being evicted or breaking a lease agreement will not be accepted unless restitution has been made to the satisfaction of the property where the agreement or contract has been broken. Promises to pay are not acceptable. Rental history from a relative is not sufficient as a reference. Home ownership must be verified by canceled checks or documented payment history on credit report.
Persons with prior evictions and/or rental collection accounts are not permitted if they have rental debt that is less than twelve (12) months old. One rental debt is allowed (with additional deposit of up to one month's rent) as long as debt is over twelve (12) months old.
No more than 2 vehicles per apartment. Boats & Trailers are allowed in designated area.
Permitted on first floor only with proof of current waterbed insurance.
No aggressive breeds or pets over 65lbs. All pets require a $200 deposit as well as a $200 nonrefundable pet fee, totaling $400 upon move-in.
No felony convictions/deferred adjudications, and no sex offenses permitted under any circumstance. Certain additional misdemeanors, including but not limited to theft and assault, are not permitted. Please contact office for more details.
